Year-Round Turn. Why Next Summer Is Won in October.

Move-in day isn’t the finish line.

Join 30-year student housing operator Christine Richards and Leonardo247 Head of Product Jeff Kingery to close out this year’s turn, capture the lessons while they’re fresh, and start building a better turn for next summer.

Because next summer’s turn starts now.

  • Turn this year’s lessons into next year’s plan. Run a post-turn debrief that captures what worked, what didn’t, and what needs to change across your team, vendors, and technology.
  • Close the books without the scramble. Get chargebacks documented and submitted on time, with inspection evidence that helps support every charge.
  • Know what your vendors actually completed. Validate assigned work, resolve outstanding invoices, and use better documentation to pay for work that was actually done.
  • Start next summer’s turn now. Build turn prep into your year-round inspection and maintenance rhythm so July doesn’t arrive full of surprises.

Can't make it live? That's okay! Register anyway and we'll send you the recording.

  • Photo-documented inspections that make chargebacks stick
  • Vendor charges captured against the original scope

Meet the Speakers

Christine Richards, student housing operator and advisor

Christine Richards

Student Housing Operator & Advisor

Christine has spent three decades running student housing operations at national scale. She served 17 years at EdR, finishing as COO as the REIT grew from $400 million to $4.6 billion in enterprise value, then led Greystar's owned and managed student platform before serving as COO of Core Spaces. She advises the Leonardo247 team on turn strategy, vendor economics, and what operators need from their platforms.

In this session, Christine walks through the four weeks after turn: the debrief, chargebacks, vendor billing, and the inspection cadence that starts next year's turn in October instead of July.
